Developer Proposes new residential and life-science space at 323-365 Dorchester Avenue

The 323-365 block of Dorchester Avenue could look different if the plans proposed by the National Development of Newton are accepted. If approved by the BPDA, the project developers could begin the 30-month construction process as early as July 2022. 

National Development hired multiple architectural and engineering teams to create a 21st-century complex. The development to pay homage to the industrial past and create a humane area complete with bike lanes, trees, grass lawns, and other amenities that will attract visitors even if they do not work or reside in the area.

The plan proposes two residential buildings that will offer 345 units total in two buildings on the 5.4-acre site. Dedicated lab space will also be built - taking up 358,550 square feet along with 285,550 square feet of working space for those workers.

The development plans also call for 55,150 square feet of ground-floor space for restaurants, retail, grocery, and other businesses. A below-ground garage space will be home to 670 parking spaces and 542 bicycle spaces.  Recent news has released that Castle Island Brewing has secured its spot within this up-and-coming development as well. The additional location now brings the Castle Island Brewing name to South Boston.

The space was designed to represent recreation in a post-COVID urban environment, making the outdoor areas versatile and create a type of “indoor/outdoor” type of experience, including a large atrium in the West Commercial building.

These residential units may become available in late 2024 or early 2025 for pre-purchasing. Elevated Boston will keep potential Dorchester Avenue residents up-to-date on all the information on the development.
