Buses and cabs also service this area for the total package when it comes to transportation conveniences near 30 B Street South Boston.

Units are going for between $700,000 and $1,400,000, with 32 condominiums complete with elevator and below-grade parking garage. Choose from one-, two-, and three-bedroom units, broken down as follows: 10 one-bedroom units, 14 two-bedroom units and eight three-bedroom units. A Bit About South Boston

South Boston is steeped in history as the famed location of where George Washington set up his cannons (brought all the way from Fort Ticonderoga) to get the British out of the city back in 1776. Dorchester Heights was one of those famous hills where those centuries-old battles took place, now recognized as a prized national park.

What was once mainly a working-class neighborhood, today much of South Boston is a highly-desirable spot in which to raise a family or get a start on the professional ladder of your career. There is so much to do here. Fort Point is an eclectic arts community, where working artists come together and show off their wares. In the summer, the beaches of South Boston draw a crowd, most notably a great one for families at Curley Community Center. The infrastructure of the city is getting a facelift, too, with newly paved streets and a much-needed renovation to the Medal of Honor Park.

Nearby you'll find the Boston Children's Museum, harbor walks, microbreweries, ice-skating rinks, fitness centers, cruises, Castle Island, and the Institute of Contemporary Art. Of course, the rest of Boston is open for your pleasure too, home to Faneuil Hall, Fenway Park, the North End, TD Garden, the Museum of Science, the Boston Commons and the Freedom Trail.

Get in Now so You Don't Miss Out!

    Clippership Wharf Boston

A new complement to the East Boston landscape, Clippership Wharf is a six-story residential condo right on the water slated for construction in 2018-2019. It will be done in two phases: the first phase will be comprised of three buildings (two with 284 apartments and one with 80 condos) and the second phase will comprise 114 units which will also be condos or apartments. Following in the footsteps of its sister neighborhood in Boston’s Seaport, Clippership Wharf is on tap to become the next hot neighborhood is even viewed as THE place to be in Boston right now.

It's close to area amenities and within walking distance to the Maverick T, making it an easy choice for busy commuters. Skirted by a Harborwalk, Clippership Wharf condo residents will enjoy access to a beautiful beach area that affords stunning up-close views of the harbor. Within the buildings, there's a fitness center and three choices of residential units:

    • 2 Bedroom

    An Oasis on the Water

Featuring 300 parking spots for residents and 20 available for public use, the development will also include 30,200 sq ft of retail space and four acres of open space. In total, Clippership Wharf will span 12 acres, claiming its rightful spot along the Boston Inner Harbor near the Maverick MBTA Blue Line station. Majestic views of the Boston skyline from Charlestown to South Boston are par for the course, with plans calling for a floating dock for kayak launches along a natural sandy shoreline that kids and adults alike will enjoy. Nestled at 25 & 65 Lewis Street, this development will span 295,518 sq ft with a building size of 555,000 sq ft. Peppered with lush green spaces, this oasis in the city will offer an attractive, luxurious place to live that's close to restaurants, shops and so much more.

Clippership Wharf, expected to meet LEED Gold Certification, is intended to act as home to an eclectic new community encouraging residents and visitors alike to breathe new life into this section of the waterfront that has -- for many years -- been inaccessible for so long. The goal is to create a beautiful, seamless harbor-walk overlooking a small cove with a connection to other harbor-walks on either side. This cove will be a hub of recreational activities such as boating, canoeing, kayaking and other water sports. There's even talk of a public water taxi as an added benefit.

How Pier 4 Will Change the Landscape of Seaport Luxury Condos

        pier 4 condos

Where else in Boston can you live in luxury condos that are surrounded by water on three sides? For the ultimate in luxurious living, the Pier 4 condos boast gorgeous views of the Seaport District and Downtown. Slated for completion in 2018, this Seaport neighborhood condo building is not your typical living space. There's plenty of greenery, open spaces and water -- of course the water! With many dining options punctuated by modern public spaces, these Seaport luxury condos put you in touch with what is arguably Boston's most serene area: the harbor front. In fact, these condos will feature continuation of the Harbor Walk around the perimeter.

Unlike other other buildings in the seaport with only one water exposure, you get three sides of water for a beautiful escape when you come home from a long day. Pier 4 is a catalyst in changing the landscape of the Seaport district forever. No more sterile-looking buildings crammed in together, no more impersonal spaces defined by the brick and mortar surrounding them.

        A Refreshing Perspective

With Pier 4 condos, an exclusive offering from Elevated Boston, you get a refreshing perspective you simply can't find anywhere else. There's no denying that the presence of open water lends a variety of positives to your daily life. In fact, studies have shown that living near water has health benefits that soothe the soul and lower stress levels.

        More health benefits include:

        • You'll get a healthy dose of Vitamin D if you spend just a few minutes in the sunshine. Living on the water makes this daily action less of a chore and more of a much-needed time-out.

        • The soothing sounds of water can help you relax, sleep better and feel less stressed.

        • It's no secret that green spaces in communities reduce stress; being near the water has the same effect, the so-called "Blue Mind" effect.

Speaking of green spaces, the Pier 4 condos are marked by gorgeous views of the Seaport District and Downtown, with the pièce de résistance being a one-acre park at the tip of the pier and a public plaza. This virtually self-contained community is now a premier destination for real estate in the greater metro area. Elevated Boston is proud to provide complimentary Buyer Representation for these luxury condos, which boast nine stories and 106 units. This mixed use building is on track to become one of the city's most luxurious and forward-thinking new communities.

Want to know more? Here are additional features of the new Seaport luxury condos:

        • Boutique residences

        • 1, 2, 3 and 4 Bedroom Penthouse Layouts

        • Private Terraces

        • Select units with Private Roof Decks and Wet Bars

        • Lush public spaces

        • Retail stores and restaurants

        • Luxury amenities

        • Sustainably-designed living spaces

How Seaport's Luxury Condos are Taking Boston by Storm

          seaport luxury condos

Seaport District is the hot place to be these days. With stunning views and easy access to transportation networks and the Financial District, this "hottest neighborhood in town" according to Boston Magazine in 2012 features high-profile developments ranging from residential living to retail space. The Seaport's luxury condos are taking the city by storm, offering a refreshing, open-feel option for those not wanting the claustrophobic living quarters of the rest of the city.

With a harborfront neighborhood boasting a close-knit community feel, Seaport luxury condos feature unbeatable views of the skyline, unparalleled access to the city's best dining, and incredible water views from the Harborwalk. Taking the city by storm, these luxury condos are not only the nicest in Boston, they command incredible prices as well. In fact, they've surpassed the Back Bay and Beacon Hill as THE place to live. Now, this stretch of Boston waterfront is commanding the highest condo sale prices of 2016, says Boston.com Real Estate. To put this in perspective, the average Seaport luxury condo sale is $2.3 million compared with Beacon Hill’s $1 million average and the Back Bay’s $1.2 million average.

What does this all that mean? It seems the Seaport area, with its amazing waterfront views and eclectic dining options, represents a new normal in price per square foot. Discriminating professionals, power couples, and even families are realizing that in order to compete in the Boston landscape and enjoy a high quality of life, you have to look and act the part. Seaport's luxury condos are certainly making that possible. The last few years have seen the emergence of posh, waterfront high-rises that are commanding more and more attention not just for the harbor views and open spaces but for their close proximity to the epicenter of Boston's high-finance working class. The Financial District is within walking distance of many condos and T stations.

Another factor that is allowing the Seaport to shine brighter is the fact that other areas are getting dimmer. Seaport luxury condos are far outpacing the demand for condos in the South End and Midtown, where the prices are half those of the Seaport District. Compared with Charlestown and South Boston, Seaport condos are commanding three times the prices. These luxury condos also happen to be pretty close to some great entertainment, iconic attractions, museums, and high-end dining establishments.

The Seaport District is far enough removed from the heart of Boston that it's not as vulnerable to the snarls of traffic that seem to cripple the crux of the city on a daily basis. From the PIER 4 Condos to Twenty Two Liberty and further out, 150 Seaport Boulevard at the current site of Whiskey Priest, these ultra modern luxury condos are attracting professionals young and old who want to make a mark on this town -- and they want to do it in style.

Want to get in on the action? Contact Elevated Realty to experience the up and coming phenomenon that marries the Seaport District and luxury condo living for a once-in-a-lifetime experience.

            Transforming a Community

Need a few reasons to buy into the Allston New Construction Condo? Allston-Brighton is a growing and thriving community as a hip suburb of Boston. Living here puts you in touch with everything that's great about this city: access to subway transportation (mainly the Green Line), close proximity to the bustle of downtown Boston and Cambridge, numerous walking and biking trails, and more. There's the McMullen Museum of Art at 140 Commonwealth Avenue in Chestnut Hill, Oak Square and Cleveland Circle for great restaurants and bars, and canoeing and kayaking on the Charles River. Officially defined as the northeast corner of Allston–Brighton, where it meets Brookline and Union Square, Allston-Brighton boasts a quaint history and claims a place in our nation's transportation annals. In fact, it was the first streetcar suburb in the county and home to Boston's wealthiest classes. Founded in 1646, it was first known as Little Cambridge, thriving as a meat-packing and slaughter town. Fast forward to today and it's known as a student village, owing to all the college students who frequent this area from nearby Boston University and Boston College. The real estate market in this area is booming, making it especially attractive to investors for many reasons: Harvard’s expansive development of North Allston planned over the next 10 years, high student demand from BC and BU for off-campus housing, and the fact that it's a relatively affordable area compared to others in Boston.

                The Seaport District Neighborhood

Thanks to a thriving shopping area, luxurious living spaces, bustling commerce, and quick access to the T, airport, and highways, the Boston Seaport has morphed into a prime spot for growth, says Boston Magazine. It wasn't always that way. The early 20th century brought textile mills that eventually gave way to crumbling parking lots and abandoned warehouses. Recent years have brought about an urban explosion, as retail stores, boutiques, restaurants, condos and office buildings dot the landscape. The immediate Seaport area is certainly reason enough to invest in property here; however, when you combine other attractive features such as its amazing views and location, you have a diamond in the rough. The convenience is unparalleled: not only are the Pier 4 condos right off the highway, they're a quick T ride to the airport and right across from the downtown area. If you work in downtown -- or anywhere else in the city for that matter -- you're in prime position for fast commute times that make for stress-free work weeks. There's lots to see and do here in this little section of Boston -- one of the best if we do say so! First off, the Harborwalk is a must. You can easily spend a whole day strolling along, visiting anything from the latest exhibit at the ICA, to a cruise on the Spirit of Boston, to a show at the Hatch Shell. There are plenty of restaurants to choose from, too, whether you're in the mood for the fresh catch of the day at Legal Seafoods or Mexican fare at Rosa Mexicano. Treat yourself to the leading visual artists and performances of the Institute of Contemporary Art, or ICA for short. This non-profit organization showcases contemporary art in all media, such as visual art exhibitions, music, film, video, and performance through an eclectic mix that stirs the senses and inspires the soul. If it's a cocktail and appetizers you crave after a long day, head to the many outdoor dining establishments that give you beautiful views of the harbor. Whiskey Priest is one such rooftop patio that serves up tasty drinks made all the better by the gorgeous surroundings. For a weekend treat, head to the serene Little Brewster Island and Lighthouse off the coast, or go for a dinner cruise on the Spirit of Boston. For a pick me up, go for a beer tasting and tour at the Harpoon Brewery and Beer Hall. As for museums, you have your pick of the litter. Learn about the city's history at the Boston Tea Party Ships and Museum, bring the kids to the Children's Museum for some educational play time, or check out the vast sea life that calls the New England Aquarium home. Go on a whale watch, trolley tour, or Segway tour, or pop over to Quincy Market for fresh fruits and veggies every day. With so much to do right here in the Seaport District, you'll never be at a loss for what to do. Imagine if you actually lived here in the Seaport new construction condos!

Conveniently located in South Boston, 14 West will be constructed on the former site of the Cornerstone Pub, which sits right across from the MBTA’s Broadway Red Line station. Coincidentally, this is close to the start of South Boston’s annual St. Patrick’s Day parade, formerly known as the Broadway Tunnel Cafe, built in 1939. Thomas Flaherty, Sr. and John “Dudy” Flaherty bought the property in 1979 and renamed it the Cornerstone.

Perks of Living in South Boston

South Boston offers a diverse living experience.  Hugging the Boston Harbor, the South Boston waterfront area is just one of the perks you have access to, living at 14 West. From the beautiful Institute of Contemporary Art (ICA) to Seaport Square, a stroll along the water brings you to numerous restaurants, museums, bars and shops. The Big Dig has brought many improvements to South Boston over the years, namely the addition of a new transportation network, new hotels and new office buildings, as well as the Boston Convention and Exhibition Center and the Seaport Hotel and Seaport World Trade Center on Commonwealth Pier.

Heading to the City Side/Artist District, you can visit the Fort Point Artist community, known as New England’s largest artists’ community, home to more than 300 artists. The East side is going through its own growth spurt with plenty of new developments and renovations, punctuated by an increase in property values because it's so close to downtown Boston. The West side has convenience on its side -- particularly those who require daily access to the heart of Boston, such as those who work in bustling Downtown and the Financial District. Thanks to two Red Line “T” stops (Broadway and Andrew Station), you can get from your home to downtown Boston fairly quickly without having to navigate a car and find parking. With the addition of new luxury condos, retail shops and restaurants, this area is quickly transforming into one of Boston’s premier neighborhoods without the premier neighborhood price tag.  Getting in now will pave the way for your establishment in this neighborhood.

THE NEW FRONTIER FOR ULTRA LUXURY CONDOS: WHY SOUTH BOSTON MIGHT BE THE NEXT NEIGHBORHOOD DEMANDING $1000 PER SQ. FT.

New construction luxury condos have been popping up for many years in South Boston.  In fact, more buyers are now interested in new construction or pre-construction condos than ever before.  Why? Because the market demands it.  Buyers don’t want to live in a converted triple- decker with an outdated exterior, multiple flights of stairs and no parking for $650,000 when they can buy in a newly constructed building with an elevator and garage parking for $700,000.  Point taken! However, recent trends suggest that Southie buyers are moving into a whole new stratosphere of pricing that would solidify the neighborhood as THE hottest ultra luxury market in Boston.

Case in point is the nearly sold out Allele Phase II at 150 Dorchester Ave.  Units on the upper floors of the new construction mid-rise range from $800 to $994.86 per square foot.  As a point of reference, the average sale price per square foot on ALL condos in South Boston over the past three months was $586.  Even with those significantly higher price points the Allele is selling out incredibly quickly with an average of 7.78 days to offer.  (Note: the Allele units are under agreement but have not sold yet, however it’s safe to say the price per square foot is within 5% of the list price).  Although the Allele boasts some of the most impressive sales numbers in South Boston history, many of the new condo buildings currently under construction stand to blow Allele’s numbers out of the water.

14 West, arguably Southie’s most anticipated ultra-luxury project ever, will include an 11- story mix of 1, 2, 3 and 4 bedroom units ranging from 700 to 2800 square feet.  The parcel at 14 West Broadway is ideally situated across from the West Broadway T Station and has direct access to I-93, 90 and the express route to Logan Airport, as well as the Ink Block and restaurants of the South End. 14 West, will include such resident amenities as valet parking, a sky deck with unobstructed (for now) views of downtown Boston, a fitness facility and outdoor pool.  14 West’s developer plans on pricing units at $850 per square foot for units on the lower floors of the building.  However, pricing for the larger units situated on the upper floors of 14 West will reach nearly $1300 per square foot.  One eye-popping example is 14 West’s Unit 903, a 4+ bed, 3.5 bath boasting 2,882 square feet of living.  This mansion in the sky will be priced at a cool $3.75 million.  The question now is not will 14 West be able to sell out but how fast and for what record-setting prices?

For years, prices like these were only the norm in Boston’s prestigious Back Bay (One Dalton, expected to garner prices exceeding $2000 per square foot) and more recently in the Seaport (see: 22 Liberty and 50 Liberty) but South Boston is now on the forefront of undergoing an ultra-luxury renaissance that was all but unimaginable 25 years ago.  With new buildings popping up every day and buyers knocking units down like they are playing whack-a-mole, it is not surprising that the average price per square foot in developments such as the Allele, 150 West Broadway and the aforementioned 14 West could easily eclipse $900 and reach altitudes of well over $1000.  In addition to all of this, the Boston Redevelopment Authority is currently overhauling the zoning throughout the Dorchester Ave. corridor in South Boston, which could result in residential towers reaching 300 feet in height, increase the overall density in the neighborhood and will surely provide more luxury options to Southie buyers.  This would also provide many vital amenities to what was once a barren wasteland trapped in the middle of Southie, Dorchester and the South End.  Although some market experts say the Boston real estate market could slow down in the next two to three years, all current signs point to the ultra-luxury condo market and astronomical pricing reaching record-breaking highs over the next 12 months. Buckle your seat belts and enjoy the show!
