Boston Luxury Condos

Boston is in the midst of a high-rise condo development boom, and everyone wants a piece of the action. Buildings such as Millennium Tower and Twenty Two Liberty are selling completely off-market, prior to opening, at staggering rates. Boston’s high-end housing market is so hot these days even brand new condos that haven’t been lived in yet are being flipped for big profits.

That’s what happened at Twenty Two Liberty, a new glass-walled condo building on Fan Pier with views of the Boston harbor and the downtown skyline. Six of the 118 units were sold by their original buyers before the building even opened at the start of this year — each one for at least $500,000 above the original price. Five more units are currently listed for sale. 22 Liberty hit the market just as demand for the upper end of the luxury market was surging, and there was little competition. Millennium Tower Boston is already 95% pre-sold out in less than 18 months, including the penthouse, which is currently under agreement, and the tower is still six months from final completion.

The median price for condos in nine downtown neighborhoods, South Boston, and Charlestown jumped nearly 10 percent from 2014 levels, to $680,000. Prices for luxury condos — buildings with concierge service and parking — climbed at double that rate, to a median of $1.75 million. That translates into nearly $1,200 per square foot. And four in 10 condos sold above asking price.

Developers are gradually shifting to meet that market, planning more condos after a several-year run of building apartments all over town. In the first nine months of 2015, according to city figures, 28 percent of new housing permitted in Boston was for-sale condos, up from 26 percent in 2014 and 17 percent in 2013. In the three months ending Sept. 31, more than 40 percent of permitted units were condos.

Conveniently located in South Boston, 14 West will be constructed on the former site of the Cornerstone Pub, which sits right across from the MBTA’s Broadway Red Line station. Coincidentally, this is close to the start of South Boston’s annual St. Patrick’s Day parade, formerly known as the Broadway Tunnel Cafe, built in 1939. Thomas Flaherty, Sr. and John “Dudy” Flaherty bought the property in 1979 and renamed it the Cornerstone.

There's lots to be excited about nearby for the future, with separate plans for a 156-room hotel for the parking lot at 6 West Broadway, plus a six-story, 31-unit apartment building proposed for 22-26 West Broadway, right next door to the Cornerstone. In addition to that, the building at 28-30 West Broadway is now for sale and promises great things.

Perks of Living in South Boston

South Boston offers a diverse living experience.  Hugging the Boston Harbor, the South Boston waterfront area is just one of the perks you have access to, living at 14 West. From the beautiful Institute of Contemporary Art (ICA) to Seaport Square, a stroll along the water brings you to numerous restaurants, museums, bars and shops. The Big Dig has brought many improvements to South Boston over the years, namely the addition of a new transportation network, new hotels and new office buildings, as well as the Boston Convention and Exhibition Center and the Seaport Hotel and Seaport World Trade Center on Commonwealth Pier.

Heading to the City Side/Artist District, you can visit the Fort Point Artist community, known as New England’s largest artists’ community, home to more than 300 artists. The East side is going through its own growth spurt with plenty of new developments and renovations, punctuated by an increase in property values because it's so close to downtown Boston. The West side has convenience on its side -- particularly those who require daily access to the heart of Boston, such as those who work in bustling Downtown and the Financial District. Thanks to two Red Line “T” stops (Broadway and Andrew Station), you can get from your home to downtown Boston fairly quickly without having to navigate a car and find parking. With the addition of new luxury condos, retail shops and restaurants, this area is quickly transforming into one of Boston’s premier neighborhoods without the premier neighborhood price tag.  Getting in now will pave the way for your establishment in this neighborhood.

Need more reasons to love South Boston? How about Castle Island, Harpoon Brewery, Independence Square Park, Murphy Memorial Rink, Bay State Cruises, and Halifax County Museum of Fine Arts? How Pier 4 Will Change the Landscape of Seaport Luxury Condos

            pier 4 condos

Where else in Boston can you live in luxury condos that are surrounded by water on three sides? For the ultimate in luxurious living, the Pier 4 condos boast gorgeous views of the Seaport District and Downtown. Slated for completion in 2018, this Seaport neighborhood condo building is not your typical living space. There's plenty of greenery, open spaces and water -- of course the water! With many dining options punctuated by modern public spaces, these Seaport luxury condos put you in touch with what is arguably Boston's most serene area: the harbor front. In fact, these condos will feature continuation of the Harbor Walk around the perimeter.

Unlike other other buildings in the seaport with only one water exposure, you get three sides of water for a beautiful escape when you come home from a long day. Pier 4 is a catalyst in changing the landscape of the Seaport district forever. No more sterile-looking buildings crammed in together, no more impersonal spaces defined by the brick and mortar surrounding them.

            A Refreshing Perspective

With Pier 4 condos, an exclusive offering from Elevated Boston, you get a refreshing perspective you simply can't find anywhere else. There's no denying that the presence of open water lends a variety of positives to your daily life. In fact, studies have shown that living near water has health benefits that soothe the soul and lower stress levels.

            More health benefits include:

            • You'll get a healthy dose of Vitamin D if you spend just a few minutes in the sunshine. Living on the water makes this daily action less of a chore and more of a much-needed time-out.

            • The soothing sounds of water can help you relax, sleep better and feel less stressed.

            • It's no secret that green spaces in communities reduce stress; being near the water has the same effect, the so-called "Blue Mind" effect.

Speaking of green spaces, the Pier 4 condos are marked by gorgeous views of the Seaport District and Downtown, with the pièce de résistance being a one-acre park at the tip of the pier and a public plaza. This virtually self-contained community is now a premier destination for real estate in the greater metro area. Elevated Boston is proud to provide complimentary Buyer Representation for these luxury condos, which boast nine stories and 106 units. This mixed use building is on track to become one of the city's most luxurious and forward-thinking new communities.

                  A Bit About South Boston

South Boston is steeped in history as the famed location of where George Washington set up his cannons (brought all the way from Fort Ticonderoga) to get the British out of the city back in 1776. Dorchester Heights was one of those famous hills where those centuries-old battles took place, now recognized as a prized national park.

What was once mainly a working-class neighborhood, today much of South Boston is a highly-desirable spot in which to raise a family or get a start on the professional ladder of your career. There is so much to do here. Fort Point is an eclectic arts community, where working artists come together and show off their wares. In the summer, the beaches of South Boston draw a crowd, most notably a great one for families at Curley Community Center. The infrastructure of the city is getting a facelift, too, with newly paved streets and a much-needed renovation to the Medal of Honor Park.

Nearby you'll find the Boston Children's Museum, harbor walks, microbreweries, ice-skating rinks, fitness centers, cruises, Castle Island, and the Institute of Contemporary Art. Of course, the rest of Boston is open for your pleasure too, home to Faneuil Hall, Fenway Park, the North End, TD Garden, the Museum of Science, the Boston Commons and the Freedom Trail.

Lovejoy Wharf: What You Need to Know About the North End's Newest Building

The North End in Boston is a destination young and old can enjoy -- a little piece of Italy transported right into the heart of the city. From its small pastry and coffee shops to its world-class restaurants and bustling boutiques, the North End has become synonymous with tradition, history, and, well, food to die for. Imagine living here and having access to the joys of the North End all the time? Now you can. Lovejoy Wharf is the North End's newest building, and it's making quite a buzz around town.

Nestled right on the waterfront, the Lovejoy Wharf luxury condos capture Boston living perfectly. The views are breathtaking and the location is everything. You're within walking distance of the North End, Converse's new headquarters, North Station, TD Garden, and all the restaurants, bars and stores of Downtown Boston. Take a stroll on the Harborwalk along the waterfront when the weather is nice, gaze out at the water, have a picnic or just quietly read a book on one of the many benches. You can actually see TD Garden from the condos and walk there without having to pay the high parking fees. TD Garden is Boston’s premier sports and entertainment venue. It opened in 1995, welcoming more than 30 million people to see its events since then. It's the home of the Boston Bruins and Boston Celtics, and plays host to a variety of concerts, sporting events, ice shows and more.

Just as close is the North End, which just so happens to be the city's oldest residential community. Settled in the 1630s, the North End isn't big (in fact, it's only about .36 square miles) but it boasts more than 100 establishments and tourist attractions. A large part of its population is Italian American, evidenced by the many fine Italian restaurants and cafes located here. This charming Boston Landmark is also the spot for many festivals, parades, feasts, and historic sites that take place here throughout the year.

Lovejoy Wharf, expected to be completed early this year, will comprise 162 luxury condos with choice of one-, two- and three-bedroom floor plans as well as a penthouse. Check out some more features and amenities of Lovejoy Wharf Boston:

4 Buildings Revitalizing the North Station Neighborhood

Love Joy Wharf, The Hub on Causeway, Avalon at North Station

Once considered just a place to catch a great game, park your car, or hit a local watering hole, North Station is fast becoming one of Boston’s hottest development markets. This so-called "blueprint for neighborhood-building" has been an abrupt one indeed, working in tandem to benefit residents, businesses, and developers alike, says The Boston Globe. There are four buildings in the works, with the intention of revitalizing the North Station neighborhood: Lovejoy Wharf, The Hub on Causeway, Avalon North Station, and One Canal Street.

North Station is considered part of the North End, but Beacon Hill is just as close. It comprises the area around Causeway Street: the site of the TD Garden, where you can catch anything from a Celtics and Bruins game to one of many rock concerts and other performances. It's also home to a variety of nightspots and restaurants. The four new buildings are part of a revitalization plan that is slowly coming to life.

Located at 100 Causeway Street in Bullfinch Triangle, The Hub will feature 10,000 square feet of outdoor space, including a new entrance to TD Garden and North Station, 540 underground parking spaces, 75,000 sq ft of office space, a cinema, and Star Market grocery store.
