South Boston Condos

Behold Buyers! There's a light at the end of the tunnel.

things are looking up for first time homebuyers

It's been a seller's market for over a year now. While great for homeowners and the US economy, one must ask; what about the first-time home buyers?

Well, it definitely has not been an easy year for them. With more home buyers and a limited inventory, we have seen bidding wars and ultimately, higher prices. Americans owning homes has fallen this year to 63.8%, the lowest level since 1989.

Oddly enough, higher prices might actually be the answer to our problems. Higher prices encourage more owners to put their homes up for sale, shifting the market to a more balanced state. This, combined with lower mortgage rates and easier access to credit, buyers should feel some relief in the months to come.

Don't get too excited, demand is still high and supply is still tight, but at least we are moving in the right direction!

    LEARN MORE ABOUT 14 WEST

There's lots to be excited about nearby for the future, with separate plans for a 156-room hotel for the parking lot at 6 West Broadway, plus a six-story, 31-unit apartment building proposed for 22-26 West Broadway, right next door to the Cornerstone. Perks of Living in South Boston

South Boston offers a diverse living experience.  Hugging the Boston Harbor, the South Boston waterfront area is just one of the perks you have access to, living at 14 West. From the beautiful Institute of Contemporary Art (ICA) to Seaport Square, a stroll along the water brings you to numerous restaurants, museums, bars and shops. The Big Dig has brought many improvements to South Boston over the years, namely the addition of a new transportation network, new hotels and new office buildings, as well as the Boston Convention and Exhibition Center and the Seaport Hotel and Seaport World Trade Center on Commonwealth Pier.

Heading to the City Side/Artist District, you can visit the Fort Point Artist community, known as New England’s largest artists’ community, home to more than 300 artists. The East side is going through its own growth spurt with plenty of new developments and renovations, punctuated by an increase in property values because it's so close to downtown Boston. The West side has convenience on its side -- particularly those who require daily access to the heart of Boston, such as those who work in bustling Downtown and the Financial District. Thanks to two Red Line “T” stops (Broadway and Andrew Station), you can get from your home to downtown Boston fairly quickly without having to navigate a car and find parking. With the addition of new luxury condos, retail shops and restaurants, this area is quickly transforming into one of Boston’s premier neighborhoods without the premier neighborhood price tag.  Getting in now will pave the way for your establishment in this neighborhood.

        A Bit About South Boston

South Boston is steeped in history as the famed location of where George Washington set up his cannons (brought all the way from Fort Ticonderoga) to get the British out of the city back in 1776. Dorchester Heights was one of those famous hills where those centuries-old battles took place, now recognized as a prized national park.

What was once mainly a working-class neighborhood, today much of South Boston is a highly-desirable spot in which to raise a family or get a start on the professional ladder of your career. There is so much to do here. Fort Point is an eclectic arts community, where working artists come together and show off their wares. In the summer, the beaches of South Boston draw a crowd, most notably a great one for families at Curley Community Center. The infrastructure of the city is getting a facelift, too, with newly paved streets and a much-needed renovation to the Medal of Honor Park.

Nearby you'll find the Boston Children's Museum, harbor walks, microbreweries, ice-skating rinks, fitness centers, cruises, Castle Island, and the Institute of Contemporary Art. Of course, the rest of Boston is open for your pleasure too, home to Faneuil Hall, Fenway Park, the North End, TD Garden, the Museum of Science, the Boston Commons and the Freedom Trail.

Exploring West Broadway in South Boston

Like all big cities, Boston has its eclectic neighborhoods and pockets of people that really speak to the diversity and culture of the community. South Boston is no different. This urban neighborhood has a strong sense of history and tradition. What was once the base for George Washington's army to get the British out of Boston in 1776 turned into a working-class neighborhood at the height of the industrial revolution. Today, it seems to have found its place amidst the hustle and bustle of the city proper as a highly sought-after residential neighborhood, acting as a gathering space for working artists. It's home to about 35,000, offering many singles, couples and families an urban retreat.

          A Bit of Background

West Broadway in particular is the place to be for young up and comers, established professionals, students and families. Its close proximity to T stations, beautiful views of the famed Boston Harbor and eclectic offerings of art galleries, museums, boutique shops and eateries make West Broadway a destination for many. Southie happens to be one of the oldest neighborhoods in the country, home to Dorchester Heights. It's got a booming real estate market that keeps expanding with the addition of more and more condos such as 150 and 170 West Broadway. And as the cornerstone of the annual St. Patrick's Day Parade, an Irish-American celebration of culture that can't be missed, West Broadway and its surrounding neighborhoods bring a history, charm and culture to the area that makes up the fabric of the city.

          What Makes West Broadway Great

From Fort Independence Park to Savin Hill Park, the green spaces are what make up much of the beauty of the West Broadway area. There are 13 schools in South Boston, representing a fairly even mix of public and private. Their parents and the rest of the workforce seem to be keeping pretty busy. In fact, the unemployment rate in South Boston is 16 percent lower than the national average, with the per capita income being 59 percent higher than the national average. West Broadway is also host to Broadway Station, a vital transportation hub which consists of the Red Line subway and three MBTA buses with multiple downtown destinations.

Those are all great statistics but what about the things people REALLY care about? Food! Living on West Broadway is a culinary treat in itself, peppered with award-winning eateries, cafes, wine rooms, pizza joints and more. Enjoy a wine tasting at Social Wines at 52 W. Broadway, grab a croissant and a Guglielmo Coffee at Broadway's Pastry and Coffee, eat a slice of cheese at Pizzeria 260, have a business lunch at Stephi’s in Southie, or fill up on some tacos, oysters, and tequila at Loco Taqueria and Oyster Bar.

If you feel the need to work off all that food or you're looking to incorporate a healthy fitness regimen into your daily routine, you won't be at a loss. There's Simply Barre at 118 W Broadway where you can build up your core strength and stamina thanks to a combination of ballet-inspired exercises for a total body workout. Or, get centered at South Boston Yoga, located at 36 W Broadway.

Broadway, consisting of 33 luxury condos and featuring deeded garage parking spaces, high-end kitchens with quartz counter tops, and stainless steel appliances. South Boston's Washington Village 656 New Housing Units

            Washington Village in South Boston

Welcome to one of South Boston's newest buildings: Washington Village! Yet another string in a long line of new properties to grace this up-and-coming neighborhood, Washington Village is nestled in Andrew Square, stretching from Old Colony Avenue to Dorchester Avenue. As an eight-building development, Washington Village will comprise 656 apartments and condos, with construction slated for summer of 2017. Located close to public transportation, this area makes it easy to commute to and from the city, while having quick access to the neighborhood's restaurants, bars, shops, schools, and businesses.

Geared toward first-time home buyers, renters and long-time area residents, Washington Village aims to bring together a diverse mix of singles, couples, and families. Built on the site of a now-defunct industrial cluster, this community-based development will breathe new life into a neighborhood that has been forgotten in recent years. Situated in the Andrew Square neighborhood, this development will replace five industrial buildings that are currently empty. One business -- Drive In Paint-Mart on Dorchester Street -- is still active, but will be relocated to accommodate the new development.

            Washington Village Condo Features

Here are some more features of this six-block, mixed-use development addressing middle-income housing needs:

            • 560 parking spaces
            • Nearly 100,000 square feet of retail space
            • Community open space totaling 45,000 square feet
            • 5,000 square foot park with more than 170 trees
            • Widened sidewalks
            • Middle-class apartments and condominiums
            • Grocery store and local retailers such as cafes and a pharmacy
            • Located a quarter mile from the Andrew Square MBTA Station
            • Car and bike sharing systems on-site

There are three phases of construction as part of the development plan, with ground breaking occurring this summer. Total construction time will take five years from inception. Developers hope to bring back the economic vitality of Andrew Square, something that has been lost over the years. South Boston is becoming the place to live for young up-and-comers, budding professionals, and young families. Washington Village hopes to keep that trend going with the addition of these new units.

Creating an additional 1,200 jobs, the Washington Village project will transform the area into a walkable neighborhood, making it easy for residents to stroll along the streets to access quality dining and entertainment.

            History

Long before it was Washington Village, this area was discovered by Native Americans who called it Mattapannuck. Originally used as an orchard and pasture in Colonial times, a village was eventually created and named Little Neck. In 1850, it was renamed Washington Village in honor of George Washington, the Commander-in-Chief of the Continental Army. As the town became more and more industrialized in subsequent years, it was renamed yet again in honor of John Andrew, the governor of Massachusetts during the Civil War. Today, the effort to bring back the original name it had for so long is currently underway. The goal is to enhance and transform this South Boston neighborhood into a thriving community of green spaces, new trees, community gatherings, homes and new places to shop.
